Infrared roof moisture survey in NYC
An infrared roof moisture survey maps water trapped inside a roofing assembly using thermal imaging, without cutting the roof open. On New York City buildings the survey matters most where roofs are crowded with mechanical equipment and most entry points begin at a curb, a duct penetration or a drain. We survey after sunset, verify each flagged area, and issue a documented moisture map. We do not perform roofing work.

Roofs crowded with equipment
A tower roof in Manhattan or a multifamily roof in the Bronx is rarely an open field. Condensers, duct runs, curbs, pavers and access paths interrupt it, and each penetration is a candidate entry point. Surveying identifies which of them is actually failing rather than replacing flashing at all of them.
Scheduling is coordinated with building staff, and access is arranged through the super or managing agent. Findings are formatted so a board can act on them or forward them to a carrier.
What the survey establishes
The output is a percentage and a map: how much of the field holds moisture, and exactly where. That converts a roofing proposal from an assertion into a comparison — two contractors bidding the same documented scope rather than each defining their own.
Where a claim is involved, a survey taken after an event also distinguishes new saturation from pre-existing wet areas, which is frequently the distinction that decides coverage.

Common questions
Infrared roof moisture survey in NYC — answered.
Why is the survey done at night?
The survey depends on the roof releasing heat absorbed during the day. The difference between wet and dry insulation is largest in the hours after sunset, once the surface has begun to cool while trapped moisture is still radiating.
Will you need roof access at unusual hours?
Usually yes — surveys typically run in the evening. We coordinate access with building staff in advance so nobody is surprised by a technician on the roof after dark.
Do you take core samples?
A limited number, where the building permits it, to confirm that an anomaly is genuinely water and to measure how deep the saturation goes. Cores are patched the same night.

Why us and not a plumber
We write the report. We never bid the repair.
A plumber who finds your leak also sells you the repair. A roofer who inspects your roof also quotes the replacement. That isn't dishonesty — it's structure, and it quietly shapes every finding. We are an independent diagnostic company: we do not perform repairs, we do not sell materials, and we take no referral fee from any contractor. The report is the entire product, so there is nothing for us to gain by finding more than is there.
We can't profit from the work we recommend, because we don't do the work. If your roof is 8% wet, the report says 8% — not "replace the field."
We accept nothing from contractors for sending work their way. Take our findings to your own plumber, roofer, or electrician, or put them out to bid.
Boards, managing agents, and insurance carriers treat an independent finding differently than an estimate from the company that wants the job.
Sometimes the answer is condensation, or a warm duct, or a neighbor's roof. We're paid the same either way, so we say so.
