Commercial roof leak detection, Long Island

Commercial roof leak detection locates where water is entering a roof assembly and how far it has spread inside it. The wet area on a commercial roof is almost never centred on the entry point — water travels laterally through saturated insulation, so the interior stain and the actual breach can be twenty feet apart. We survey the field thermally after sunset, confirm each anomaly with a moisture meter, and mark the findings so a roofer repairs the right area rather than the obvious one.

Why the leak is not where the ceiling is wet

Once water passes a membrane it enters the insulation layer and spreads along it, following the path of least resistance until it finds a deck joint or a penetration to drop through. That drop point becomes the interior stain.

Chasing the stain upward is how roofs get patched three times without the leak stopping. Mapping the saturated area identifies the boundary of the wet zone, and the entry point sits inside it.

Detection, then documentation

A survey produces a marked plan showing the extent of saturation and the suspected entry points, with thermal and visual images and core verification where the building permits it.

Because we do not bid roofing work, that map can go to your existing roofer or out to competitive tender against a scope defined by someone with no stake in its size.

Common questions

Commercial roof leak detection, Long Island — answered.

How fast can you respond to an active roof leak?

For an active leak we prioritise scheduling. The survey itself depends on conditions — the field has to have absorbed heat during the day and begun cooling — so a scan usually happens the same evening or the next.

Can you find a roof leak while it is raining?

Not reliably. A wet surface reads uniformly and masks the difference between saturated and dry insulation. We scan after the surface has dried but while the trapped moisture is still in the assembly, which is normally within a day or two of rain.

Why us and not a plumber

We write the report. We never bid the repair.

A plumber who finds your leak also sells you the repair. A roofer who inspects your roof also quotes the replacement. That isn't dishonesty — it's structure, and it quietly shapes every finding. We are an independent diagnostic company: we do not perform repairs, we do not sell materials, and we take no referral fee from any contractor. The report is the entire product, so there is nothing for us to gain by finding more than is there.

No repair revenue

We can't profit from the work we recommend, because we don't do the work. If your roof is 8% wet, the report says 8% — not "replace the field."

No referral fees

We accept nothing from contractors for sending work their way. Take our findings to your own plumber, roofer, or electrician, or put them out to bid.

Findings that carry weight

Boards, managing agents, and insurance carriers treat an independent finding differently than an estimate from the company that wants the job.

We'll tell you it's nothing

Sometimes the answer is condensation, or a warm duct, or a neighbor's roof. We're paid the same either way, so we say so.
