Commercial roof moisture survey on Long Island
A commercial roof moisture survey establishes how much of a roof field holds trapped water, and exactly where. Infrared imaging after sunset separates saturated insulation, which is still releasing the day's heat, from dry board that has already cooled. Each flagged area is confirmed with a moisture meter and verification cores. The output is a percentage and a marked plan — the two numbers that decide whether a roof needs a section repair or a full replacement.

The question worth paying to answer
When a roof starts leaking, the default proposal is replacement of the field. Sometimes that is correct. Frequently it is not, because saturation concentrates around drains, curbs and penetrations rather than spreading evenly.
A survey that documents 14% saturation, mapped and core-verified, changes the conversation entirely. It supports a sectional repair, and where full replacement genuinely is warranted, it gives you the evidence to justify the spend to an owner, a board or a lender.
Warehouses, plazas and schools
The buildings where this pays best are the ones with the largest roof fields, because the gap between a sectional repair and a tear-off scales with area. Long Island's distribution warehouses, retail plazas, school district buildings and industrial properties are all in that category.
Surveys are commonly commissioned before a replacement is approved, during a purchase, when a warranty is closing, after a storm, and before a rooftop solar array is anchored.

What you receive
Thermal and visual images of every flagged area, a marked roof plan showing location and extent, verification core results including depth of saturation, an estimated percentage of the field affected, and a written summary.
Radiometric files are retained, so a later survey can be compared against this one to show whether an area is spreading or stable.
Common questions
Commercial roof moisture survey on Long Island — answered.
What percentage of a roof is usually wet?
It varies by roof, but a common finding is saturation across roughly 10 to 25 percent of the field on a roof that was presented as needing full replacement. That is the entire reason to survey before the scope is agreed.
Do you take core samples?
A limited number, where the building permits it, to confirm an anomaly is genuinely water and to measure how deep it goes. Cores are patched the same night.
Will a roofing contractor accept the survey?
In our experience they prefer it. A defined, documented scope lets a roofer price the work accurately instead of padding for unknowns, and it means two bids can be compared against the same area.
Do you sell roofing work?
No. We survey and document only, and take no referral fee from roofers. That is what allows the percentage in the report to be the real one.

Why us and not a plumber
We write the report. We never bid the repair.
A plumber who finds your leak also sells you the repair. A roofer who inspects your roof also quotes the replacement. That isn't dishonesty — it's structure, and it quietly shapes every finding. We are an independent diagnostic company: we do not perform repairs, we do not sell materials, and we take no referral fee from any contractor. The report is the entire product, so there is nothing for us to gain by finding more than is there.
We can't profit from the work we recommend, because we don't do the work. If your roof is 8% wet, the report says 8% — not "replace the field."
We accept nothing from contractors for sending work their way. Take our findings to your own plumber, roofer, or electrician, or put them out to bid.
Boards, managing agents, and insurance carriers treat an independent finding differently than an estimate from the company that wants the job.
Sometimes the answer is condensation, or a warm duct, or a neighbor's roof. We're paid the same either way, so we say so.
