Commercial property due diligence inspection, NYC
A commercial property due diligence inspection uses infrared imaging during the contract period of an acquisition to document conditions a visual assessment cannot reach — active water intrusion, historical moisture, saturated roof insulation, missing insulation and overheating electrical equipment. In New York City the survey usually runs against a short, fixed diligence window, so scheduling is planned backwards from the contract dates.

Inside the diligence window
Diligence periods in the city are short and rarely extended. Thermal work also depends on weather and time of day, which means the earlier a survey is planned the more likely it runs under conditions that produce usable results.
Send the contract dates as soon as they are set and we will work back from them. Where the available window is too poor for a reliable reading, we say so rather than issuing findings we cannot stand behind.
Written for the property condition assessment
Findings are formatted to drop into the PCA your consultant is already producing: radiometric images paired with visual photographs, locations, likely cause, severity, and a recommendation on whether an area warrants further investigation.
Because we take no part in any remediation, the report can be used in price negotiation without the seller's side questioning the assessor's interest in the number.

Common questions
Commercial property due diligence inspection, NYC — answered.
How late in the diligence period can you survey?
As late as the weather allows, but later is riskier. Roof work in particular depends on scanning after sunset under suitable conditions, and a single unsuitable night can consume a day you do not have.
Will the seller need to know?
Access has to be arranged, so the seller or their agent will know a survey is happening. The findings are yours.

Why us and not a plumber
We write the report. We never bid the repair.
A plumber who finds your leak also sells you the repair. A roofer who inspects your roof also quotes the replacement. That isn't dishonesty — it's structure, and it quietly shapes every finding. We are an independent diagnostic company: we do not perform repairs, we do not sell materials, and we take no referral fee from any contractor. The report is the entire product, so there is nothing for us to gain by finding more than is there.
We can't profit from the work we recommend, because we don't do the work. If your roof is 8% wet, the report says 8% — not "replace the field."
We accept nothing from contractors for sending work their way. Take our findings to your own plumber, roofer, or electrician, or put them out to bid.
Boards, managing agents, and insurance carriers treat an independent finding differently than an estimate from the company that wants the job.
Sometimes the answer is condensation, or a warm duct, or a neighbor's roof. We're paid the same either way, so we say so.
