Pre purchase commercial building inspection, Long Island

A pre purchase commercial building inspection documents the physical condition of a property before closing. Our part is the thermal layer: roof saturation expressed as a percentage of the field, envelope intrusion and historical moisture, and electrical equipment running hot under load. These are the conditions that do not appear in a walk-through and that become the buyer's problem on the day the deed transfers.

What a buyer gains from the thermal layer

The three findings that most often change a number are roof saturation, concealed moisture in the envelope, and electrical equipment near failure. All three are invisible during a viewing and expensive after one.

Properties are also routinely refreshed cosmetically before going to market, which resets the visual evidence. Paint changes a surface but not how the material beneath it stores and releases heat, so previous intrusion frequently still registers thermally.

  • Active and historical water intrusion
  • Missing or displaced insulation
  • Air leakage paths
  • Overheating electrical connections
  • Concealed prior repairs

Timed to the contract, not to the calendar

Long Island diligence windows are usually 30 to 45 days and the useful part is shorter than that. Roof surveys need suitable weather and post-sunset conditions, so give us the dates early and we will schedule backwards.

The report is written so your PCA consultant can incorporate it directly, and so a lender or partner can read it without interpretation.

Common questions

Pre purchase commercial building inspection, Long Island — answered.

Is this the same as a home inspection?

No. A home inspection is a broad visual assessment against residential standards. This is a specialist thermal survey of commercial assemblies and equipment, intended to sit inside a commercial property condition assessment.

Can you survey a tenanted building?

Yes. The work is non-contact and non-destructive, and electrical equipment has to be under normal load anyway, so surveys are done with the building operating.

Why us and not a plumber

We write the report. We never bid the repair.

A plumber who finds your leak also sells you the repair. A roofer who inspects your roof also quotes the replacement. That isn't dishonesty — it's structure, and it quietly shapes every finding. We are an independent diagnostic company: we do not perform repairs, we do not sell materials, and we take no referral fee from any contractor. The report is the entire product, so there is nothing for us to gain by finding more than is there.

No repair revenue

We can't profit from the work we recommend, because we don't do the work. If your roof is 8% wet, the report says 8% — not "replace the field."

No referral fees

We accept nothing from contractors for sending work their way. Take our findings to your own plumber, roofer, or electrician, or put them out to bid.

Findings that carry weight

Boards, managing agents, and insurance carriers treat an independent finding differently than an estimate from the company that wants the job.

We'll tell you it's nothing

Sometimes the answer is condensation, or a warm duct, or a neighbor's roof. We're paid the same either way, so we say so.
