Infrared roof inspection on Long Island
An infrared roof inspection locates water trapped inside a roofing assembly without cutting it open. Wet insulation holds the day's heat and releases it slowly, so after sunset the saturated areas stay warm while the dry field cools — and those areas resolve clearly enough to mark on a plan. We survey commercial and multifamily roofs across Nassau and Suffolk, verify each flagged area, and issue a moisture map. We do not perform roofing work.

Commercial roof moisture survey on Long Island
A commercial roof moisture survey answers one question with money attached: how much of this roof is actually wet? On the low-slope roofs common across Long Island's warehouses, shopping centers and school buildings, saturation is usually confined to a fraction of the field even when interior symptoms feel widespread.
That distinction is worth documenting before a tear-off is signed. A survey that establishes 12% saturation, mapped and core-verified, supports a sectional repair and gives you a defensible position when a roofer proposes replacing the whole field.

Roof moisture detection before it reaches the deck
Roof moisture detection is worth doing on a cycle rather than after a leak. Water that gets past a membrane saturates the insulation below and spreads well beyond the entry point, and by the time it appears on a ceiling tile the affected area is far larger than the original breach.
Thermal roof inspection catches saturation while it is still a section repair. Most owners scan every three to five years, or when a warranty is closing, a property is changing hands, or a solar array is planned.
How a thermal roof inspection runs
Scanning begins after sunset, once the field has begun to cool and the difference between wet and dry insulation is at its largest. We walk the field with a FLIR E96 or T865, mark anomalies, confirm each one with a moisture meter, and take a limited number of verification cores where permitted. Cores are patched the same night.
You receive thermal and visual images, a marked roof plan, core results with depth of saturation, and an estimate of the affected percentage of the field.
Common questions
Infrared roof inspection on Long Island — answered.
How much of a roof is usually wet?
It varies widely, but a common outcome is that a roof presented as needing full replacement turns out to have saturation across roughly 10 to 25 percent of the field. That is why the survey is worth doing before the scope is agreed rather than after.
Can you scan a ballasted roof?
Sometimes. Membrane roofs are the strongest candidates. Some ballasted roofs can be surveyed and some cannot, depending on the depth and evenness of the ballast. Vegetated roofs and assemblies with a significant air gap below the deck are poor candidates, and we will say so before scheduling.
Do you also do the roof repair?
No. We locate and document only. Take the moisture map to your own roofer or put it out to bid — we accept no referral fee either way, which is what allows the percentage in the report to be the real one.

Why us and not a plumber
We write the report. We never bid the repair.
A plumber who finds your leak also sells you the repair. A roofer who inspects your roof also quotes the replacement. That isn't dishonesty — it's structure, and it quietly shapes every finding. We are an independent diagnostic company: we do not perform repairs, we do not sell materials, and we take no referral fee from any contractor. The report is the entire product, so there is nothing for us to gain by finding more than is there.
We can't profit from the work we recommend, because we don't do the work. If your roof is 8% wet, the report says 8% — not "replace the field."
We accept nothing from contractors for sending work their way. Take our findings to your own plumber, roofer, or electrician, or put them out to bid.
Boards, managing agents, and insurance carriers treat an independent finding differently than an estimate from the company that wants the job.
Sometimes the answer is condensation, or a warm duct, or a neighbor's roof. We're paid the same either way, so we say so.
