Queens spans dense pre-war apartment corridors, detached housing on the eastern edge, and a Rockaway shoreline where wind-driven rain and flood history dominate every water question. We provide water intrusion investigation across every neighborhood listed below, using a FLIR E96 thermal camera and confirming each finding with a second instrument before it reaches your report.

Across Queens
The same service, different buildings.
Queens covers several distinct kinds of building, and each one fails differently. Here's what water intrusion investigation looks like in the ones we work in most.
Waterfront and low-lying property exposed to salt air
Wind-driven rain finds entry points that ordinary rain never reaches, and flood history leaves moisture in assemblies long after the visible damage is repaired. Infrared maps what is still wet inside the structure.
Detached single-family houses
Below-grade water, window and door flashing, and roof-to-wall transitions account for most intrusion. Infrared identifies the entry point before finished basement walls are opened.
Pre-war elevator apartment buildings and post-war co-ops
Facade water at window heads and lintels is common in masonry buildings of this age. Infrared narrows whether the source is deteriorated pointing, a failed lintel, or the window assembly itself — three very different repairs with three very different responsible parties.
High-rise commercial and residential towers
Curtain-wall joints, terrace thresholds, and mechanical penetrations dominate. A significant share of reported intrusion at glass buildings turns out to be condensation — infrared plus dew-point readings settles that before a facade contractor is called.
A plumber who finds your leak also sells you the repair. A roofer who inspects your roof also quotes the replacement. That isn't dishonesty — it's structure, and it quietly shapes every finding. We are an independent diagnostic company: we do not perform repairs, we do not sell materials, and we take no referral fee from any contractor. The report is the entire product, so there is nothing for us to gain by finding more than is there.
No repair revenue
We can't profit from the work we recommend, because we don't do the work. If your roof is 8% wet, the report says 8% — not "replace the field."
No referral fees
We accept nothing from contractors for sending work their way. Take our findings to your own plumber, roofer, or electrician, or put them out to bid.
Findings that carry weight
Boards, managing agents, and insurance carriers treat an independent finding differently than an estimate from the company that wants the job.
We'll tell you it's nothing
Sometimes the answer is condensation, or a warm duct, or a neighbor's roof. We're paid the same either way, so we say so.
