Infrared roof inspection in Middlesex County

Middlesex combines the warehouse and logistics corridor along the Turnpike in Edison, Carteret and Woodbridge with detached suburbs, New Brunswick's dense core, and Raritan Bay waterfront in Perth Amboy and South Amboy. We provide infrared roof inspection across every town listed below, using a FLIR E96 thermal camera and confirming each finding with a second instrument before it reaches your report.

Across Middlesex County

The same service, different buildings.

Middlesex County covers several distinct kinds of building, and each one fails differently. Here's what infrared roof inspection looks like in the ones we work in most.

Detached single-family houses

Sloped residential roofs and the low-slope roofs on local commercial buildings behave differently, and both are scanned — the commercial roofs for trapped insulation moisture, the residential for ventilation and ice-dam damage patterns.

Warehouses

Large low-slope roof fields are where an infrared survey saves the most money, because saturation is usually confined to a fraction of the field even when the interior symptoms feel widespread. A moisture map turns a tear-off bid into a sectional repair.

Waterfront and low-lying property exposed to salt air

Coastal roofs take wind uplift and driven rain from angles that inland roofs never see, so fastener and seam failures are common. Post-storm surveys also separate new saturation from older wet areas, which is the distinction that decides an insurance claim.

Pre-war elevator apartment buildings and post-war co-ops

A single flat roof covers dozens of units, so trapped moisture that starts near one drain eventually shows up in apartments spread across the top floor. Mapping the wet area first keeps the repair scope tied to evidence rather than to which residents complained loudest.

Why us and not a plumber

We write the report. We never bid the repair.

A plumber who finds your leak also sells you the repair. A roofer who inspects your roof also quotes the replacement. That isn't dishonesty — it's structure, and it quietly shapes every finding. We are an independent diagnostic company: we do not perform repairs, we do not sell materials, and we take no referral fee from any contractor. The report is the entire product, so there is nothing for us to gain by finding more than is there.

No repair revenue

We can't profit from the work we recommend, because we don't do the work. If your roof is 8% wet, the report says 8% — not "replace the field."

No referral fees

We accept nothing from contractors for sending work their way. Take our findings to your own plumber, roofer, or electrician, or put them out to bid.

Findings that carry weight

Boards, managing agents, and insurance carriers treat an independent finding differently than an estimate from the company that wants the job.

We'll tell you it's nothing

Sometimes the answer is condensation, or a warm duct, or a neighbor's roof. We're paid the same either way, so we say so.
