Manhattan concentrates the hardest version of every problem we work on — tall risers, dense mechanical rooms, curtain-wall envelopes, and roofs crowded with equipment, in buildings that cannot be taken out of service. We provide water leak detection across every neighborhood listed below, using a FLIR E96 thermal camera and confirming each finding with a second instrument before it reaches your report.

Across Manhattan
The same service, different buildings.
Manhattan covers several distinct kinds of building, and each one fails differently. Here's what water leak detection looks like in the ones we work in most.
Attached brownstones
In attached houses, a riser leak drains through the party wall and surfaces two or three floors down. Isolating by zone before opening anything is what keeps a rowhouse repair to one small opening instead of a chase down the full height of the wall.
High-rise commercial and residential towers
With risers running dozens of floors, the distance between the leak and the visible damage can be extreme. Acoustic work and correlation on the riser narrow it to a floor and a location before any wall or ceiling is opened.
Pre-war elevator apartment buildings and post-war co-ops
Vertical risers serving stacked bathrooms and kitchens are the usual culprit. A pinhole on an upper floor tracks down the chase and exits several floors below, which is why the apartment reporting the stain is rarely the apartment with the problem.
Warehouses
Long buried service lines, fire and sprinkler mains, and process piping are common. Correlation across a long run locates a leak to within a few feet rather than excavating the length of the line.
A plumber who finds your leak also sells you the repair. A roofer who inspects your roof also quotes the replacement. That isn't dishonesty — it's structure, and it quietly shapes every finding. We are an independent diagnostic company: we do not perform repairs, we do not sell materials, and we take no referral fee from any contractor. The report is the entire product, so there is nothing for us to gain by finding more than is there.
No repair revenue
We can't profit from the work we recommend, because we don't do the work. If your roof is 8% wet, the report says 8% — not "replace the field."
No referral fees
We accept nothing from contractors for sending work their way. Take our findings to your own plumber, roofer, or electrician, or put them out to bid.
Findings that carry weight
Boards, managing agents, and insurance carriers treat an independent finding differently than an estimate from the company that wants the job.
We'll tell you it's nothing
Sometimes the answer is condensation, or a warm duct, or a neighbor's roof. We're paid the same either way, so we say so.
