Manhattan concentrates the hardest version of every problem we work on — tall risers, dense mechanical rooms, curtain-wall envelopes, and roofs crowded with equipment, in buildings that cannot be taken out of service. We provide water intrusion investigation across every neighborhood listed below, using a FLIR E96 thermal camera and confirming each finding with a second instrument before it reaches your report.

Across Manhattan
The same service, different buildings.
Manhattan covers several distinct kinds of building, and each one fails differently. Here's what water intrusion investigation looks like in the ones we work in most.
Attached brownstones
Parapets, cornices, and shared party walls are the recurring entry points. Infrared distinguishes water arriving from a neighbor's roof from water entering through your own facade — which matters when responsibility is in dispute.
High-rise commercial and residential towers
Curtain-wall joints, terrace thresholds, and mechanical penetrations dominate. A significant share of reported intrusion at glass buildings turns out to be condensation — infrared plus dew-point readings settles that before a facade contractor is called.
Pre-war elevator apartment buildings and post-war co-ops
Facade water at window heads and lintels is common in masonry buildings of this age. Infrared narrows whether the source is deteriorated pointing, a failed lintel, or the window assembly itself — three very different repairs with three very different responsible parties.
Warehouses
Wall panel joints, roof-to-wall transitions, and mechanical penetrations are the usual paths. Infrared covers large areas quickly, which is what makes surveying a full building envelope practical.
Coverage
Water intrusion investigation throughout Manhattan
A plumber who finds your leak also sells you the repair. A roofer who inspects your roof also quotes the replacement. That isn't dishonesty — it's structure, and it quietly shapes every finding. We are an independent diagnostic company: we do not perform repairs, we do not sell materials, and we take no referral fee from any contractor. The report is the entire product, so there is nothing for us to gain by finding more than is there.
No repair revenue
We can't profit from the work we recommend, because we don't do the work. If your roof is 8% wet, the report says 8% — not "replace the field."
No referral fees
We accept nothing from contractors for sending work their way. Take our findings to your own plumber, roofer, or electrician, or put them out to bid.
Findings that carry weight
Boards, managing agents, and insurance carriers treat an independent finding differently than an estimate from the company that wants the job.
We'll tell you it's nothing
Sometimes the answer is condensation, or a warm duct, or a neighbor's roof. We're paid the same either way, so we say so.
