Manhattan concentrates the hardest version of every problem we work on — tall risers, dense mechanical rooms, curtain-wall envelopes, and roofs crowded with equipment, in buildings that cannot be taken out of service. We provide electrical infrared inspection across every neighborhood listed below, using a FLIR E96 thermal camera and confirming each finding with a second instrument before it reaches your report.

Across Manhattan
The same service, different buildings.
Manhattan covers several distinct kinds of building, and each one fails differently. Here's what electrical infrared inspection looks like in the ones we work in most.
Attached brownstones
Many of these houses run on service equipment that was upgraded piecemeal over decades. Thermal scanning finds the overloaded feeder or loose connection created when a garden apartment or top-floor unit was added to a panel that was never sized for it.
High-rise commercial and residential towers
Switchgear, transformers, distribution sections, and motor control centers under continuous load are the classic case for infrared. Findings are ranked by severity so repairs can be scheduled into planned shutdowns rather than triggered by a failure.
Pre-war elevator apartment buildings and post-war co-ops
House panels, boiler-room equipment, compactor and elevator feeders carry heavy continuous load. An annual thermal survey catches the loose lug or overloaded phase before it takes out an elevator or a heating plant mid-season.
Warehouses
Motor control centers, three-phase distribution, and heavy continuous load make electrical infrared essential here. Phase imbalance and deteriorating contactors are found under production load, before an unplanned shutdown.
Coverage
Electrical infrared inspection throughout Manhattan
A plumber who finds your leak also sells you the repair. A roofer who inspects your roof also quotes the replacement. That isn't dishonesty — it's structure, and it quietly shapes every finding. We are an independent diagnostic company: we do not perform repairs, we do not sell materials, and we take no referral fee from any contractor. The report is the entire product, so there is nothing for us to gain by finding more than is there.
No repair revenue
We can't profit from the work we recommend, because we don't do the work. If your roof is 8% wet, the report says 8% — not "replace the field."
No referral fees
We accept nothing from contractors for sending work their way. Take our findings to your own plumber, roofer, or electrician, or put them out to bid.
Findings that carry weight
Boards, managing agents, and insurance carriers treat an independent finding differently than an estimate from the company that wants the job.
We'll tell you it's nothing
Sometimes the answer is condensation, or a warm duct, or a neighbor's roof. We're paid the same either way, so we say so.
