Water leak detection in The Bronx

The Bronx is dominated by pre-war and post-war apartment buildings with central risers and heavy house electrical load, alongside industrial waterfront and detached housing in the north and east. We provide water leak detection across every neighborhood listed below, using a FLIR E96 thermal camera and confirming each finding with a second instrument before it reaches your report.

Across The Bronx

The same service, different buildings.

The Bronx covers several distinct kinds of building, and each one fails differently. Here's what water leak detection looks like in the ones we work in most.

Pre-war elevator apartment buildings and post-war co-ops

Vertical risers serving stacked bathrooms and kitchens are the usual culprit. A pinhole on an upper floor tracks down the chase and exits several floors below, which is why the apartment reporting the stain is rarely the apartment with the problem.

Waterfront and low-lying property exposed to salt air

Salt exposure accelerates corrosion in supply lines and fittings, and elevated water tables complicate acoustic work. Tracer gas is used more often here because it works where the ground itself is wet.

Large residential complexes and tower-in-the-park developments

Long horizontal distribution runs through corridors and slabs make leaks hard to trace by inspection alone. Correlation and tracer gas locate the point, which limits corridor demolition in occupied buildings.

Detached single-family houses

Slab and underground service-line leaks are the most common calls here. Meter isolation, acoustic listening, and correlation locate the point closely enough that a single section of slab or a single excavation replaces trenching the run.

Why us and not a plumber

We write the report. We never bid the repair.

A plumber who finds your leak also sells you the repair. A roofer who inspects your roof also quotes the replacement. That isn't dishonesty — it's structure, and it quietly shapes every finding. We are an independent diagnostic company: we do not perform repairs, we do not sell materials, and we take no referral fee from any contractor. The report is the entire product, so there is nothing for us to gain by finding more than is there.

No repair revenue

We can't profit from the work we recommend, because we don't do the work. If your roof is 8% wet, the report says 8% — not "replace the field."

No referral fees

We accept nothing from contractors for sending work their way. Take our findings to your own plumber, roofer, or electrician, or put them out to bid.

Findings that carry weight

Boards, managing agents, and insurance carriers treat an independent finding differently than an estimate from the company that wants the job.

We'll tell you it's nothing

Sometimes the answer is condensation, or a warm duct, or a neighbor's roof. We're paid the same either way, so we say so.
